Kenyans Face Up to Ksh600,000 More for Affordable Housing Units

The State Department for Housing raised Affordable Housing Programme unit prices on Thursday, October 1. Price increases affect both Affordable Housing and Market Housing units across all projects nationwide.

The revised pricing applies to new applications submitted from October 1 onwards. Affordable Housing units jumped 20 percent while Market Housing units rose 10 percent in cost.

Studio Apartments Now Cost Ksh1.8 Million
Studio apartments under Affordable Housing typologies increased by Ksh300,000 from their previous price. Units now retail at Ksh1.8 million, up sharply from the earlier Ksh1.5 million figure.

This marks a significant cost adjustment for Kenya's lowest-income housing category buyers. The increase directly impacts thousands of Kenyans seeking government-backed affordable homeownership solutions.

Substantial Price Adjustments Across All Categories
The price revisions extend across all affordable housing typologies and unit categories countrywide. Prospective buyers must now budget substantially higher down payments for new housing applications.

Market Housing units experienced comparatively smaller increases at 10 percent across the entire portfolio. The differential pricing strategy suggests varying government subsidy levels across housing categories.
